So although we can't predict the future, we can prepare for multiple scenarios with different strategies and methods and take the appropriate actions with full confidence when the situation demands it.
Preparation inspires confidence, confidence spawns affirmative action, and action at the appropriate time produces positive results!

Life has thrown me one or two curve major bends in the road that I could never have seen coming. Dealing with them head on, dusting myself off and moving forward were hard. I do think I am a stronger and have been able to use my experience to help others work their way out of similiar situations.
I enjoy your posts and since you can start your preparation at any time, it makes a great deal of sense right now. Sure it would have been better 3 years ago, but the lesson here for me is to not put all my eggs in one basket in the future. The other lesson is to work smarter. The third lesson is just that service is for the customer, all the bells and whistles of real estate are for ego. (I don't mean the knowledge). Thanks for writing and the great photographs.

A plan is good, but having the tools to deal with obsticles is the what everyone needs. Being able to focus on your priorities and continuing to invest in yourself is something you need to do. Focus on your goals and learn to break through your comfort zones to acheive your goals.
True. There will be times when one feels like a pinball with others conrolling the paddles...
Obstacles and achievement go hand in hand - in fact I'm not sure if you can have one without the other.
Curve balls are a fact of life. While I can't plan for all that might come my way, I find it important to remember that what ever path I set upon might require some detours or trail blazing!
And always carry your camera with you, you never know what ephemeral image my present itself.
I am sure confidence has rewarded me in countless ways all through my real estate career! I also give reverence to the many mentors who gave me sage advice that remained with me along the way!

I wasn't a boy scout but I do enjoy being prepared. I kind of go into freak out mode and get nervous if i'm not. I am a little anal about prepardness. I just think poor planning leads you to failure. If you plan it out the way you would like it to go at least if it doesn't go that way you had the best intentions in mind. KM
Action at the 'right' time says it all. Some act thinking something may be wrong.
This is the tale of no retreat! There's not much left but to trudge ahead. As 30 year veteran ... I'm Trudging! How about you?

Richard, obstacles help to make life interesting. Encountering and conquering them helps one to gain perspective, and ultimately makes you a better person. I agree that we should have alternatives when we can; however, part of the fun of life is just that---living it.

Richard: Preparation for worst case scenarios is the way I do it. If I am prepared to handle the worst case scenario, I can handle anything in between. I share that philosophy with buyers and sellers and it seems to help them make some seemingly difficult choices. Plus, in preparing for the worst case scenario, we are usually pleasantly surprised.
I am running right there with Richard.....in lock step I might add. Always be flexible enough to make quick decisions not matter the outcome

Hi Richard--You know, I've never heard that preparation inspires confidence and that is VERY thought-provoking! I've preached for a long time that we MUST have a business plan. Do you know that most agents DON'T have one?! Perhaps that is the differentiation between those who are successful and those who are not? GREAT post--loved the rest of it too but, that comment just struck me!
When I was a Girl Scout, our motto had been "be Prepared". I thought it was just for emergencies, camping, etc. Now I've found that even in Real Estate, if I'm not prepared for my clients or a presentation, I'm off for the day.
The one thing I find though is that because I'm the one that's prepared, other people rely on me to do everything and they're NOT prepared!
Richard, I think having Plan B's and C's is good thinking. Unfortunately Plan A was our goal though.

Hope for the best and plan for the worst. Words that I have taken to heart my whole life, because you never know what's waiting up ahead. But then that's why I move forward, because I want to see what's ahead.
Richard, you always have great posts! But, this one struck home at exactly the right time. My whole day has been filled with unusal acuity to the sense of what was coming next. And, everything I thought about came to be. Most of us don't have that ability usually, so preparation is key. Just recently, on Friday, actually, I was overprepared for an appointment which is not my modus operandi and it worked.....seamlessly. I had everything the seller needed at my fingertips, it surprised me. and it astonished her. She actually had to sit down on her couch! Confidence, oh yeah! Amazing how much you have when you can produce date that they want right when they want it!
