Coweta Fayette Real Estate & Newnan Homes for sale blog by Richard Weisser of Better Homes and Gardens Real Estate Metro Brokers

Some important things to consider that are often overlooked when you purchase a new home.

Police and fire serviceWhen buying a home, most people try to do everything correctly! They hire an inspector to check the home for possible defects, they have the title inspected to make sure that there are no clouds, and they shop their loan carefully to make sure that they get the lowest possible ABR.

There are some items, though, that are often overlooked and can add a tremendous additional expense to the homeowner. It is important to know:

  • Is there a full-time LOCAL police force, or is the area infrequently patrolled by state authorities.
  • Is there full-time fire service? Some areas still have volunteer fire departments and even fee based service.
  • Are there full time paramedics on call? This can be the difference between like and death.
  • Is there a fire hydrant within 1000 feet of the home?
  • Is any part of the property in the 100 year flood plain?

Any of these issues could cause homeowner premiums to double, triple or even quadruple. And they can definitely affect the quality of life. Remember, when you by a home, be sure that the services that are the most important to you are available.

Richard, many times the inner suburbs serve the outer surburbs with emergency services but often police work goes to the county to the Sheriff's office. The impact on insurance rates, especially for fire most people don't usually think about.

Richard what about can you walk home from the local Pub? Is the local Mcdonalds open 24 hours? Is there cable in the area..this is what guys really want to know!

Richard, This is some really good advice.  There are some places in our county that have the volunteer fire dept. and I am not so sure about the paramedics.

This is a good point you are making.  It is more than location of schools you need to know before you purchase a home.  I personally would want to know if there is a dog friendly park nearby.  The list of criteria can get pretty lengthy!

Gary...

And the difference can be considerable, especially on an expensive home! Thanks.

Darin...

I was going for the insurance angle but Taxi's from the pub every night can get very expensive too! Thank you.

Don...

It's funny, that is truly a life or death issue that is rarely considered. THX.

Mel...

Yes, and people think about lifestyle issues for some reason, but not county or city services. Glad you're back kiddo!

Richard, I assure you the lender and insurance folks consider the above items. They make a difference in rates from the hazard insurance company and LTV's from the lender. Good post

Is there a bus stop located near the pub?

Richard:  These are some really good points that many take for granted, particularly in the more  populated areas.

Richard- very good points and another one I think that is worth mentioning....property taxes and city or local taxes.

Bo...

I know. We've had a few premium "surprises" this year. Thanks.

Mel...

Well, that would only matter in the house was on the line too! Unless you didn't care WHERE you were going! lol

Chris Ann...

We have excellent services here in Coweta County, ever in our most rural areas, but stray over the county line and watch out!

Lori...

That question is asked much more frequently, taxes are on everyone's mind these days! Thank you as always.

Checking the flood plain is of course good advice, but make sure you've seen the yard after a good rain. It does make a difference. Some of the builders literally are amazing!!  What about the POA association
