Whether we are working for a buyer or a seller we are compensated for the service that we provide as a third party participant in the transaction. The owner of the property sells it. The buyer purchases it. The agents assist the parties along the way to a successful close.
So in fact, we do NOT sell houses.

Hi Richard. So true and unfortunately, the distinction you make is not well understood by the public. I've always resisted the idea that I sell houses. I facilitate the sale of houses, but I don't try to convince my clients to buy this one rather than that one, the way a Ford salesman touts Fords over Chevvys.

Richard ~ Spelled out in Black & White! ... As a Realtor®, I like to think of myself as the Guide on an Adventure. Coming across many things that are familiar and once in a while, something that pouces out of a tree, unexpectedly. I think most Agents understand that no two deals are identical. How each of us respond to the adversities, shows the Value of being that Guide.
I know agents who would argue with this assessment. I don't know how though. I agree wholeheartedly. The services I provide may facilitate the sale and that's what I'm selling to every single buyer and seller I come in contact with.
I'm glad to see I'm not the only person who doesn't answer this question with "I sell houes". Cause that is NOT what I sell.

Richard, (great name by the way), When I started myreal estate business, I promised myself to never try to sell anything. Sounds like the key to failure at first glance, but my idea is to be a resource to buyers and sellers to assist them in making sound decisions. The area that I focus on is primarily rural and many people are moving out of town and do not understand wells, septic, livestock, etc. I try to give them good information so that they understand the good and the pitfalls. So I agree, we do not sell houses, we need to provide valuable service and information.
And we sell our marketing skills. Prospective sellers judge our ability to sell houses by how we sell ourselves. If an agent doesn't know how to make themselves stand apart from the crowd, how can they expect to make a house stand out from all the rest?

Agreed. I had an early mentor tell me that I was selling real estate services (rentals, buy, sell, upgrades, etc) and that focusing on those services would get me more business.

Richard, that is why it is good to promote your picture with your properties. The public will associate you with the business and the sales you are making.
Richard, interesting perspective and whether we are aware of it or not, there's more to selling real estate than houses. It's all the other services that are necessary for the sale.

Richard..I agree wholeheartedly. The next step to make your business grow is you need to add value. Whether this is via information, knowledge, negotiating skills or perhaps just adding fun to the process, we need to add value for our clients to justify our worth for them. If we are just a facilitator, we're getting paid too much.

Great post. The seller is selling the home. It is up to them to listen to the advise of the agent. We are selling our time, knowledge, training and experience. We do this all the time, they may only do it a few times in their life.

I was just having this discussion with a few people this week that what we do is sell our reputation and skills, AND the people we refer. Which all goes back to our reputation...
Most Realtors Sell Nothing...antiquated technology and sub-par sales systems equal zero sales.

Richard - Our services popped into my mind immediately, but you're right most people will say houses.
Richard, I have been saying that for years. The only exception is if we are selling our own home and that is usually a no-no. We are keepers of the knowledge and we share that in exchange for the commissions we earn.

Hear, Hear! We are facilitators. Our jobs are to help people complete the buying and selling of homes. That has never ben as obvious as it is now with the rampant use of the internet to convey information to all buyers.

Hi Richard, I so agree! And when I get a seller, especialy an expired seller who tells me the problem with the market is "We" do not know how to sell I want to go off, but instead I go through the scripts. lol
Yep, yep, we sell ourselves is true. It's also the reason when an agent doesn't get the listing after a presentation, they are so bummed out. Because we failed to show the client what we can really do for them.
I fully agree. We sell our selves. I think this is one reason that my business is starting to succeed. I have been in the business for just over a year and I am gaining confidence as I secure more clients and close more homes. This confidence can be seen by prospective clients and it builds on itself. Then my customer service is second to none and my clients always see this being projected. This helps me to get others to notice what that I provide as well as gaining referrals.

granted selling your services to put together deals and play tour guide is important, but it doesnt hurt to sharpen your sales skills in actually selling houses as well
Amen! I always tell people the home itself along with proper pricing will determine if the home sells or not. I am simply an advocate and a voice for their home.

I only skimmed through your comments, but I 100% agree with you. In fact, I like the term Broker far better than Salesperson too, even though there is a distinction there. I never have really considered myself to be "in sales" but definitely if I am selling something it is myself and my services for sure. -Kasey
