Coweta County Schools will open for the new school year on Monday August 8. The kids seem to go back to school early around these parts, and as real estate, we are often asked about how “back to school” affects real estate sales.
Back in the day, there was a noticeable up and down cycle relative to the school term. Activity would peak in the Summer and then taper off once the new school year commenced.
However, in today’s world of instant communication and readily available information, sales remain somewhat level throughout the year. Oddly enough, if we have a “peak” month now it is usually December.
It will probably be slow this weekend as parents frantically shop for last minute back to school items. But by next week will return to normal..
How does the reopening of school affect real estate these days?
We have to drive slow in the schools zones and stop for the buses loading and unloading children.
Other than that it’s business as usual!

That is the hardest part of back to school....the school zones...luckily they have flashing lights now in school zones....if they aren't flashing you don't have to slow down...it has helped!
You do start school early in your area....ours will start around the 17th for some and the 23rd for others!
Richard, Our area still tracks closer to the school year. We have a marked drop when the weather gets colder....something about snow on the ground seems to discourage the home shoppers! :)

You are on the money! It will slow down this week-end. The kids started school today. It is also tax free shopping week-end. Keep me away from the stores! i would rather pay full price then stand in lines!
Whatever effect it might have had on real estate was baked in a couple of months ago. Once school opens it's business as usual. Wow though, they really do go back early. We're an after labor day crowd up here.

A few weeks before school starts here we notice a decline in sales activity. Buyers positioning themselves for the beginning of school want to have closed and set up their new home, children met neighborhood children prior to the start of school, which is Aug. 22. So hot to begin in August! Texas use to begin after Labor Day to minimize the expense of cooling the buildings.
People love to be in place for the Christmas time and seize the year end tax write off too so hopefully we will have a great December! Have a great weekend!

Wow, you guys start early. We have until the 22nd which is still too hot! I always see a slight increase in showings and pendings once school begins. Everyone is back from vacations and seem to focus on other things such as listing or buying.

School does open early for your community. We thought it was early opening on August 23rd! Other parts of the country are after labor day. We always see people trying to close up in August to be in and settled for school. After labor day the buyers are back out looking!
Although i don't have kids, my hubby is a teacher.....he is grumpy, but real estate goes on either way!
Taht is early, but they will get out earlier.
The effect on Real Estate depends on the type of property. It will have more effect on first time ho,eowners.
Richard, it still makes a difference in the Bay area when school starts for many buyers. If where they are moving determines what school the kids go to, then I still see it as a little bit of a rush. In SF where you live doesn't guarantee where your kid will go to school - it's more of a lottery system. So not much of an effect at all.
Richard, that is early! Schools in Broward County, FL (Fort Lauderdale area) do not back for another 2 weeks.
Richard - I remember the good old days of summer real estate. Now ... in Northern Nevada ... we have year round scheduling. It definitely changed our "summer" season, I think for the better because our market is now more consistent year round!
ANd I thought our kids were going back early! Our little ones head back on the 10th. The major impact for me - traffic! And some modification of schedules at times when needed to pick up my 3rd grade grandson!
