Richard, good luck with this listing and sale. I certainly hope that it transfers to some one that will continue it's current use and continues to employ workers and manufacturing in the US, we need it!
If the Seller is not prepared to leaseback, then at $34/psf, I would think the building would most likely be dozed, leaving land cost at $7.25/psf + razing cost. At that price, the land would need to be subdivided into sales/service retail/commercial if demographics indicate justification, thus increasing the city tax base, and creating jobs to replace the ones lost here, if this business shuts down.
Looks like a fantastic opportunity.
