Coweta Fayette Real Estate & Newnan Homes for sale blog by Richard Weisser of Better Homes and Gardens Real Estate Metro Brokers

We are having another busy week, and properly priced real estate in Newnan Georgia is moving fast!

House for sale in Fayette County GeorgiaThere has been a flurry of activity in Coweta County Georgia in the month of July! First time buyers seeking properties are becoming very active in the market once again! There are many incentives that are available to buyers in general, but most are directed at first time buyers.

The reasoning is simple. First-time buyers don't have another house to put on the market, so selling a house to a first-timer actually creates a reduction in standing inventory. And if you really think about it, that makes a lot of sense.

The problem is that those sellers who own properties that are generally out of the financial reach of fist-time buyers are having a much harder time getting offers on their houses. And when they do, they must usually make many concessions to get the deal done.

But if properly priced, and given the time, the more expensive property will eventually sell. There is just a smaller pool of ready and able buyers that are ready to make the commitment to purchase in the higher price ranges.

Your real estate professional can help you understand the relationship between time and money for your specific property in your market area. Seeking good professional advice is the best first step when selling your property.

And doing the job correctly from the start will save a lot of time and aggravation in the end!

Richard, that is good news. Hope you have dad on a mailing list of some sort! And so true, if it priced right it will sell, especially those homes for first time buyers. Very good post, and all positive!

Richard...I am seeing that here also.  Although, not very swiftly as of yet, but it is a start!

Amen .. currently we are seeing lower price point homes (under 170) flying off the shelf and getting multiple bids

Getting it right from the start is always the best way to go. Hopefully more first time home buyers will come out of the woodwork and chew up some inventory.

Great information Richard.  Pricing the house right from the start and following trends during the listing period are vital to the sale of the house.

We are having a flurry here to Richard.  I can't believe how many of my buyers are having to bid against so many - what a blessing!
