Starting the week on a positive note ... I positively have too much to do!

Orchid in bloom by Richard WeisserOne of the interesting things about real the real estate business right now is that every deal is unique and different and requires a little extra attention. Gone are the days of methodically taking care of the business end of the profession.

In the past, the bulk of my efforts were focused on lead generation. There were lots of agents vying for customers and most of my work was directed towards attracting new prospects.

That paradigm has indeed shifted over the last few years. There is no lack of ready and willing customers. The only question is one of "able" and how to make certain that a transaction will actually close.

And it's not just the buyers that pose potential problems, it' the sellers too. Even the most basic issues such as the ability to deliver clear title are no longer a certainty. Many deals are lost by sellers dragging their feet and not moving forward in a timely fashion.

The net result of all of this is more work for the real estate agent who is just trying to keep it all together.

It's stressful yet exciting at the same time. And a successful closing brings a sense of satisfaction over and above any monetary compensation.

It's the euphoria that comes from winning against all odds and it feels great!

You're so right!  Our job is harder than it's ever been, at least in the past 40 years, and yet I've found consumers suggesting that real estate professionals "need to share the pain" by cutting our fees.  Haha.  In the end, however, they just want the property sold at whatever terms are necessary to get the job done.

Margaret...

I'm barely surviving now  ... so I must leave my fees "off the table." The industry will continue to change over the next few years, and it will be interesting to see how it turns out. Thanks for the comment.

The first thing to do is block time to take care of yourself, if not nothing else matters. Exercise, eat well, rest, be grateful - and you will have a terrific week!

This is so true, we will be experiencing the flood maps being redraw in the county and will need to know the effect on different homes.  I just wonder how much the sellers will know about the issue.

Richard, you bring up a very important point. There are so many ready and willing people on BOTH ends, but the ABLE is the rought part right now. We have sellers wanting to sell, but unable, sometimes due to their own negligence, but sometimes not. (Title company didn't file the foreclosure paperwork correctly -- but the bank owned the property -- or did they? Wish that were a rhetorical question to a house that actually went to closing 4 weeks ago)...

Buyers wanting to buy -- but wait, did Mom really just reneg on that gift she was going to give to help with downpayment?

On the other hand, those who ARE able are kicking it right now! There are deals to be had all over the place, and our marketplace is showing it.

For the first time since January 2007 home sales in Baltimore rose -- and rose 10%!

This is a great way to start off the week! Thanks for the positive post. My week is crammed full but it's wonderful to be working on the closing details on some and just getting 2 new listings under contract in less than 5 days! Great feeling..life is good!!

Times are certainly unique when it comes to handling a transaction. Everything takes a ton of time and there is never enough of it to go around. But I still like it better than anything else I've done.
