Coweta Fayette Real Estate & Newnan Homes for sale blog by Richard Weisser of Better Homes and Gardens Real Estate Metro Brokers

It's a fact of life that you can't escape: Leave town and the phone will ring like crazy with customers demanding your help.

Forces n the UniverseIt NEVER fails. If you set aside time for some out-of-town functions or leisure time, an automaticalert goes out into space the minute you pass the point of no return, and the phone starts ringing!

And it's always customers that are demanding your immediate attention on the other end of the line. And they can't wait, for whatever reason, a day or two until you are able to be in a position to help them.

Now, it would be easy to say "just ignore" them, but that can't happen in the real world. The burning starts inside, and you can't dismiss the omnipresent feeling that you have just lost some business. And it's hard to relax after that.

And if you refer the business out, you know that you have lost a substantial portion of the sale! It eats away at you. You just can't help it.

There is some immutable force in the universe that triggers this phenomenon. It probably has to do with electro-magnetic waves and solar radiation or movements in the molten core of the earth.

I just wish that I could harness this incredible energy for the good of all mankind!

All I can say is, plan a longer vacation!  Sounds like your market is getting busier....

Richard, I know what you mean.  Every time I plan time away, something important comes up without fail.

Richard, I think it's called Murphy's Law. It happens to me, too. My kids usually get some type of illness during a vacation. Beautiful colors in your photo!

I am thinking I should pretend I am leaving town, take a longer vacation and put more holidays in our year and I will have an incredible year.

Richard - Come on now , your momma told you their would be days like that , she just didn't tell you how many !!

I think Murphy has a little something to do with the time /space continium associated with our vacation/personal time

Richard, It just happened to me. I spent 3 days in Chicago and my owner ended up showing 2 of my clients homes and writing an offer for one of them.

The same principle applies to being in a drought.

Want rain?  Wash your car.  LOL

When we went to Vegas last year I hadn't had a solid lead/call in a week.  We barely got checked into the hotel and my phone rang several times a day, EVERY day we were there, with folks that wanted to view homes.  Feast or famine - it's the way of the world.

Penny...

But the phone doesn't ring until it's too late ... yesterday we went to a real estate event on a party bus and the phone rang as soon as the bus pulled away and I was trapped! lol

Judi...

The "without fail" part is what make me think that it is the result of cosmic forces! ;)

Linda...

Ah, Mr. Murphy all too often pokes his head into our business. Or is it Ms. Murphy? I guess I really don't know!

Richard it's a well know fact, if you want to get busy go on vacation. I believe it is one of the universal laws of the Universe.

Nannette...

How's this ... get a good cover agent and take vacation all year ... now THAT has some merit! lol

Laura...

Well, judging from the comments, our Mr. Murphy has been very busy! ;)

Barb...

I told you, it NEVER fails! Thanks for the scientific proof! lol

Richard, what a beautiful photo! My worst nightmares have always been while I am away. Smooth sailing on transactions, then abracadabra, like magic. Good thing there are cell phones and laptops, but even that isn't good enough. What ever did people do before cell phones and laptops anyway? We have become an instant gratification society for sure.

Flip side... ever try to reach your client or another realtor when you really need them and they take a few days off? LOL. I will say no more.

If you need a sale, plan a vacation. It is a no doubt sure fire complication of our industry. The last time we were on vacation I referred a client to one of our agents, they bought in one day. More vacations for us?

I took a couple of days off to handle some kiddie business and I couldn't access my messages. The box was so full it kept kicking me out of the system. People were so used to me answering them they went into a panic (LOL). Oh my word, that was too funny (and very frustrating).

Happens to me all of the time.

The best way to stir up business is to go on vacation.

I am laughing so hard at this! Whenever my business starts to slow down, my assistant suggests that I leave town and it seems to work every time! What I usually do is try and go someplace where I absolutely cannot be reached and leave it in the hands of folks at my office. We are fortunate to have a system here we are able to competently help earelaxing on the beachch other out! Now...let's see, maybe I should head to the Caribbean...

Richard, it's happening to me right now!  A week before I left I pretended to go on vacation...it didn't work.

It's so true!  But, being the conspiracy theory fan I am, I think the real estate fairies keep track of all REALTORS' vacations and do this just to mess with our heads!

Richard, It's just a condition of employment in the real estate business. I swear though, that there is a sensor on 95N as soon as I get out of town. Real estate agent trying to escape. Rich

Just more genuine scientific evidence that this postulate is absolutely true! Thanks for the support!

Richard..happens every time.  One just comes to expect this to happen.

Maybe you should set aside all of your advertising money to just plan vacations with, that way you will constantly be busy and you want worry about any money spent on planning the vacation because you were already going to spend it on advertising. It's just a thought.

I personally can make my phone ring by painting my fingernails green. Yep. They're green right now. I thought I had no business, so I'd have some fun with wild fingernail colors. I've now had 3 calls on a listing I've had for several months, with no interest.

But, regarding the people who are demanding of your time, in my experience, those are the ones who in reality, are NOT serious! And they're jerks too. Just my opinion. I've spread my sunshine here. Now I'm off to spread some more happiness elsewhere. LOL

Richard:  Love the pic!  There's another side to this phenomenom. As soon as your internet is down, or cell phone reception is bad....or both happen as happened to me today on floor duty....EVERYONE needed something ASAP.  Maddening!

Richard, this universal force is definitely something that is going to happen when you leave town. I think somehow it is related to Murphy's Law too.

Richard,

This is a problem but one that will always happen, we just need someone good watching our business while we are gone.

Hi Richard:

I know EXACTLY what you mean!

We refer these callers and give away, usually 75%...

It's a lot, but it's the choice we sometimes have no other option to make.

You know what they say ... if you are having a slow week or need to get some activity on a home, go on vacation and all will break loose, never fails.  Just learning to handle with grace and preparation is the key.

I am taking JL's advice.  The money will be well spent!

I was just thinking this same thought today since I'm leaving town this weekend.  My attitude is always 1/2 of something is much better than 100% of nothing.  Always look at the half glass full!
