The reason we love anecdotal information: It isn't supported by ALL of the facts.

 

Real estate pricing is controlled by trends and not anomalies.We all love to hear a good story. And often, we tend to draw conclusions based on a single incident.

And while the anecdote may be absolutely true, any extrapolations derived from a unique incident may only be labeled as conjecture. Because there are episodes that fall within trend, and there are anomalies.

It is human nature to pay more attention to the information that is out of the ordinary. After all, that is what makes it interesting.

In many cases, the disclaimer: “results are not typical” should be appended to the tale of the buyer that bought the house for 25% of the market price or the seller that found the cash buyer that paid tens of thousands more than dictated by the market.

There are anomalies in real estate pricing. But a careful analysis of ALL of the relevant data is required to calculate a trend and to determine the range of prices that will most likely result in a successful sale.

After all, real estate really is a numbers game!
