Texting etiquette. What are the proper protocols for engaging in digital conversation?

Texting etiquette by Richard WeisserText messaging has been around for some time now. But with the proliferation of portable texting devices, it has encroached more and more into our social fabric with each passing day.

I am not new to the technology. As a matter of fact, I can say with some pride that my entire family did regular text chats as early as 1994. Fifteen years ago, that was cutting edge communication. It was expensive for everyone to participate, but we did it because it was a convenient way to stay in touch and get the latest family news.

It was conversational. We talked. When we were finished, we said goodnight. It was as if we had all gathered together in a room and had a nice chat.

Fast forward to 2009, an era in which we are constantly bombarded with one line text messages. Some are of little or no significance, yet one wonders what the proper protocol is for dealing with these textual assaults. What is the expected etiquette?

Does every text message merit a response? Are we then obligated to engage in a text conversation? And when we do respond, is it proper to continue until the conversation is officially ended?

If I get busy and just don't answer at some point, am I being rude? Can I possibly offend someone by doing nothing?

I don't know what is considered proper these days, but I am old-fashioned and think that any conversation should have a greeting, some useful stuff in between, and a "goodbye" at the end. That way all parties know that a conversation has occurred and that the session is officially over when you have finished.

Just like now. This post is over, so goodbye already!

Can it be possible? Do we have more buyers than properties? Problems for first-time home buyers in Newnan Georgia,

Newnan Georgia Homes for SaleIt seems lately that we have a dearth of sellable properties in the Newnan Georgia area. It's not that there are not a lot of houses on the market, as there are plenty!  However, there are not enough of the types of homes that buyers are seeking.

Here in Newnan Georgia, that's a decent, move-in ready house for under $100,000. We have qualified buyers, ready to go, but the selection is diminishing daily.

Add to that the fact that most of the best properties that are moving are selling over and above list price. The net result is that many buyers are being squeezed out of the market, as they are at the price limit and cannot go any higher.

The net result is a kind of deadlock, with the only buyers willing and able to purchase unable to find a suitable property.

It's an interesting scenario, and only time will tell how this will all play out.

In the meantime, we'll just keep working hard to get buyers into the home of their dreams!

A complete step-by step guide for purchasing HUD Homes in Georgia. Part Seven of Seven: Closing on a HUD home.

Newnan Hud Homes for sale by Coweta FAyette Real EstateIn Part Six of this series Taking the HUD contract through to closing. we learned about what happens between the time a HUD contract is executed and the time of settlement.

In this chapter, we will discuss the closing or settlement process.

Once the title work has been completed and the buyer's loan is approved, it's time to close on the property. All HUD properties are assigned to a law firm or title agent that is responsible for closing the government owned property.

Buyers need to be aware that the attorney or agent is representing HUD and not the purchaser. If a purchaser desires legal representation, they should engage an attorney to represent them at settlement.

At closing, buyers will acknowledge that the HUD-1 settlement statement is correct. This statement outlines all of the costs involved with the purchase of the property, and indicates which items are paid by the buyer and which are paid by the seller.

The statement also itemizes credits and debits from one party to another, such as a credit for prorated property taxes or bonuses from HUD.

The final reconciliation involves either an amount of "cash from" the buyer or in some cases in which deposits are greater than the down payment "cash to" the buyer.

In the event that a mortgage is obtained, the remainder of the closing involves signing the myriad of documents contained in the "package" from the lender. These documents are not exclusive to a HUD purchase, but are required from the lender on every kind of real estate purchase.

Some examples of documents that a buyer will sign in the state of Georgia are the promissory note, a security deed, tax documents and a waiver of judicial foreclosure. The typical package will require between 50 and 100 signatures or initials!

Fireworks in celebration of a successful closing!Please be aware that when a HUD home is purchased, no keys will be passed across the table. It is the responsibility of the purchaser to immediately have the locks changed at their expense after closing. Typically, your real estate agent will open the door in order to facilitate the changing of the hardware.

The closing agent will then ensure that the buyer is provided with a copy of every document, including the warranty deed which the attorney or closing agent will record at the county courthouse before mailing an original to the buyer.

At that time, congratulations are in order. You will have successfully purchased a HUD home, and now it is time to bathe in the "quiet enjoyment" of your very own home!

Are we living in the land of the self-fulfilling prophecy? Why incentives may be sending the wrong message.

Consumer confidence is a perception of the state of the economy.Perception is everything! We often hear the words "consumer confidence" bandied about, but what does that really mean? Is there some impetus that could change the way a buyer thinks?

Because if the economic ship can be righted by just implementing the simple act of inspiring confidence, the powers that be may be taking the wrong approach.

The endless stream of bailouts and buyouts and incentives actually sends the message that times are so desperate and consumers should only consider a purchase that involves some sort of governmental rebate.

Conversely, what would happen if the following concept was conveyed to the good people of the United States:

"All bailouts and incentives are hereby terminated because the economy is moving forward in a positive direction."

Wouldn't that TRULY inspire consumer confidence?

A complete step-by step guide for purchasing HUD Homes in Georgia. Part Six of Seven: Taking the HUD contract through to closing.

NOT a Newnan HUD home for sale!In Part Five of this series What happens after you place a bid on a HUD home?  we learned the three possible outcomes of placing a bid on a HUD home.

In this chapter, we will assume that your bid was accepted, and that a contract was executed by all parties, and that the sale is moving forward.

The first thing that is substantially different about buying a HUD home than other kinds of foreclosures is that the utilities are not turned on. If you plan on doing an inspection on the property that you placed under contract, you need to get permission from HUD to have the utilities turned on in your name.

In doing so, you will assume all of the risks of anything that could happen as the result of having the utilities turned on, such as an overflowing sink or frozen pipes in the winter time.

You will also agree to turn the utilities off when you are through with your inspection. This becomes the sole responsibility of the buyer to take care of turning the utilities off and on.

If the inspection uncovers defects on the property, they will not be repaired. You have purchased the property as-is where-is and in the condition that it was in when you entered your bid.

In the rare event that a latent defect is discovered of a magnitude that a reasonable person would not expect, there is always the possibility that a termination and release can be negotiated.

In the meantime, you will work with your loan officer if you are getting a mortgage, who, with your agent, will work closely with the closing attorney. HUD assigns a closing agent for each transaction, and if you desire the representation of an attorney you will need hire one other than the closing agent.

When the HUD attorney has completed the title work and your mortgage company issues a "cleared to close," it it time to head to closing for settlement!

The rationalization of the creative process. Is giving in to commercial concerns selling out?

The creative process requires freedom from purposeThe debate about the reasons that one creates is as passionate as the reasons that one chooses a spouse. Everyone expects to get something different in return for their efforts!

But in a world of instant information dissemination, the balance between art and function is usually tipped one way or the other. And it's up to the creator of the work to decide the manner in which their craft will evolve.

But true creativity is NOT the rehashing of readily available facts and figures. While academic treatises usually contain useful summaries of empirical data, they are rarely considered art and are even more rarely, if ever, perused for pleasure.

The true artist creates art for art's sake, and is not constrained by the need for rationalization or the justification of some commercial purpose. The genuine artist knows that attempting to direct the response of the reader for any specific purpose translates into a sell-out.  Any semblance of creativity is prostituted by the need to inject validity or measurable compensation for the time expended.

But true art is durable, and permanent, and survives its creator. It spans both generations and ages and contributes to the collective soul of humanity. The cretaive process must be free from purpose!

In the great creativity debate, I will choose to pursue the elevation of my craft unfettered and unafraid.

And if this generation doesn't get it, maybe the next one will!

Building blogging steam takes time ...but once you get rolling you're on your way to success!

Blogging for business successBlogging for business is not a shortcut to success. Rather, it can be an effective tool for those seeking to maximize their Internet exposure and that are willing to continually fuel the fires of the blogging engine.

And don't expect to leave the station at full speed. The blogging train starts slowly, and gradually builds up momentum as lumbers along. It takes a long time to get up to speed.

And most importantly, the blogging firebox must constantly be replenished with fresh fuel or the engine will eventually wind down to a grinding halt.

It's all a matter of putting everything into place and then setting the wheels in motion first, and then continually tending the engine as it rolls rumbles along the track to success!

And before you know it, you're on your way!

Sometimes what you don't know CAN hurt you ... and cost you!

Don't ignore regular maintenance for your vehicle.I had an interesting thing happen this week. My wife asked me if I thought her 2000 Honda CRV needed a new timing belt. I told her that the car didn't have a timing belt, it had a timing chain which would not need regular replacement.

When she asked how I knew that the car had a timing chain instead of a belt I responded that since the car had 160,000 miles on it, that a timing belt would have broken some time ago!

It turns out that I was wrong. Not only does the car have a timing belt, but it had never been replaced and with the high mileage, it is a miracle that the belt didn't snap which would have caused severe engine damage. Not to mention a dead car.

I drove the car to the repair shop, and the belt was replaced. In this case I was very lucky. I had ignored an extremely important maintenance detail and I had gotten away with it ... this time! The mechanic told me that if the belt had broken the engine repairs would have been at least $1200.

But the lesson learned is to not place yourself in jeopardy by overlooking important details. Ignorance is no excuse for apathy, and obviousness doesn't justify lethargy.

We need to establish priorities in life. It's so much better to be proactive than reactive.

And it's often less expensive too!

A complete step-by step guide for purchasing HUD Homes in Georgia. Part Four of Seven: How to bid on a HUD home?

Bidding on HUD HomesIn Part 3 of this series How do you find a HUD home in your area that is for sale? we discovered that the best way to find a suitable HUD homes is to engage a real estate buyer's agent that is proficient in the HUD buying process.

Once you have found a HUD home that is suitable for your needs, it's time to consider making an offer. In the state of Georgia, HUD uses a blind bidding process that allows each potential buyer to enter a bid prior to a clearly defined bid deadline.

Before having your buyer's agent enter your bid, you need to do several things. First and foremost, you need to read and understand the property inspection report prepared by the HUD inspector. The inspector evaluates the condition of the property in order to establish an appraised value.

Finally, before you decide on a final bid price to offer, it is imperative that you ask yourself this question:

Is it more important to you to get the house or to get a good deal?

That's a fair question, and it is an important one. Some buyers fall in love with a house, and want to ensure a good chance of entering a successful bid. Other buyers are more intent on getting a deal on a house, and that overrides their desire for any particular property.

As long as a buyer is willing to lose the house, a low bid can be proffered. But if a buyer really wants the property, one must seriously consider the HUD appraisal price as at or near the market value.

In Georgia, a licensed real estate agent must be used to enter a bid for an owner-occupant HUD property. And remember that experience is counts.

The most valuable asset that a HUD buyer can have in the bidding process is the assistance of an experienced real estate professional that has successfully entered winning bids on behalf of their clients!

These agents understand the idiosyncrasies of HUD sales, and can help you find a suitable HUD property that is available in your area that is suited to your needs.

After entering into a brokerage agreement, your agent can assist you with setting up an account on a HUD contractor website. The website will allow you to search available HUD properties online, and will also permit you to download the inspection reports performed by HUD inspectors. Additionally provided is information about needed repairs, and a escrow amount that will be allowed to be rolled into your loan to complete the noted repairs.

The website will also clearly indicate the bid deadline period. Please be aware of this deadline when you are contacting your agent regarding a showing of a HUD home.

In Georgia, all HUD trained agents have a key that will open any HUD house offered for sale by HUD.

New HUD homes for sale are added daily, so it's important to stay informed on a daily basis. Once again, an experienced agent will make certain that you are aware of all HUD properties matching your criteria!

And once you find the property that is just right for you, it will be time for your agent to enter a bid on your behalf. The process will be discussed in the next installment of this series.

When the market "talks to you," are you listening? If you turn a deaf ear to the market, your chances of success are severely diminished.

Market forces in sales, are you listening?It seems so elementary and simple, but it is a fact that is often overlooked. After a property is listed for sale, properly marketed, and has many showings but no offers you step outside the realm of market theory and enter into the world of market reality.

The market is talking. The market is saying that potential home buying consumers have weighed the merits of the property over others in the market area and have chosen not to purchase this particular property.

And when the market speaks, if you are not listening, your chances of a successful sale become more and more remote.

If the market is telling you that you are priced too high, you can throw away that year old appraisal. The market has been to your property and it has spoken.

If the market is telling you to clean up the property and make it look like new, you cannot ignore it.

If the market is telling to replace outdated fixtures and mechanical systems, do not pretend that you cannot hear it speaking.

If the market is telling you that your property smells like pets or cigarette smoke, do not say that will not matter to a purchaser. The market always knows.

If the market is telling you that your property is not competitive in your market in any way, shape or form then it is time to reevaluate your sales strategy.

The market is unfeeling and immutable. But it is a force that must be reckoned with.

And the sooner, the better.

Where does all of the stuff that we used to know go when we're finished using it?

Textbooks in a photo by Richard WeisserOver the weekend, I started a little project at home. Over the years, our bonus room has become more of a warehouse than a usable room,  and I have made it my mission to convert it back to usable space.

So I began sorting through the piles of unfinished art, old papers and books when I came across all of my high school and college textbooks. I began looking through the math and science books, and I thought to myself:

"Wow, did I ever really know all of this stuff?"

There were a lot of complex formulas and scientific and mathematical terms that I had not thought about in years. Some I didn't recognize at all. That was an incredible amount of information that I apparently used to know that must be stored somewhere!

So it got me to thinking: Where does all of that stuff you used to know go when you're done using it? Is there some gigantic repository of knowledge somewhere that archives all of our unused cognitions?

Perhaps there is a humongous hard drive in the sky where all of our dormant knowledge is "backed up," perhaps a little rusty but still able to be accessed.

And is there a way to reclaim the entire stash of lost academic prowess short of going through the entire process again? As I browsed through the books, I realized that at one time I must have been pretty intelligent!

But that was a long, long time ago!

PS and I also realized why I never finish my projects!

NOT Newnan area HUD homes, for illustation only!In part one of this series: What is a HUD Home?  we discovered that a HUD home is a foreclosed property that had an FHA loan associated with it that was guaranteed by the United States government. The Department of Housing and Urban Development (HUD) actually takes title to the property.

Now in part 2 of the series we'll discuss the reasons as to why a HUD home may be a good purchase opportunity for a buyer:

First and foremost, HUD homes are priced in such a way as to encourage competitive bidding on the property. So many are priced below the average market price in a given neighborhood and can be genuine bargains for a potential buyer.

And even if the HUD home needs minor repairs, they can be are identified as "escrow" repairs by the HUD inspector, which means that money will be put into escrow to accommodate the repairs. In some cases, a home that needs extensive repairs may fall into a different category, but that's for another article!

That's right, only one hundred dollars down. Also, many of the homes qualify for a $1000.00 buyer's bonus. And since HUD pays up to 3% of closing costs, you can literally walk out of closing with a new home and a check!

And did I mention that first-time homebuyers could qualify for up to an $8000.00 refundable federal tax credit and up to an $1800 Georgia Income tax credit? That's more compelling reasons to purchase a HUD home now!

When a house shows the tell-tale signs of entering the twilight zone, it can be a long wait before it shows up on the "other side!"

It is neither motivated by the embracing of the notion of "going green" and getting back to nature nor by a desire to save the planet. Rather, it is the after effect mandated by a true lack of the "green" that is necessary to maintain a mortgage, let alone a manicured lawn.

Others prefer to wait and let nature run its course.

After all, no one in their right mind would just let a house sit there are decay, would they?

A complete step-by step guide for purchasing HUD Homes in Georgia. Part One of Seven: What is a HUD Home?

Coweta County HUD homes for sale by Richard Weisser 770-827-6225In these days of foreclosures, REO and short sales, we often gear the expression "HUD Homes." And while most buyers know that these homes are foreclosed properties, most do not understand the difference between a HUD home and other distressed properties.

Very simply put, a HUD home is a one to four unit foreclosed home that had an FHA guaranteed loan in place. When the borrower defaulted, the lender took possession of the property which was then turned over to the Department of Housing and Urban Development in exchange for a cash reimbursement.

This means that the government of the United States actually owns these homes outright, and can offer them for sale or dispose of them by any legal method under law.

There are other kinds of foreclosures that are not HUD properties and that may be owned by a bank or other investor. These houses are generally being held as REO (Real Estate Owned) properties by their respective owners. Each bank may decide on what to do with their properties, and how to dispose of them.

HUD homes are foreclosed on the courthouse steps.But HUD properties are sold by a singular and uniform method In the state of Georgia, a contractor has been hired by HUD to assist with accepting bids and assigning contracts to prospective buyers!

So while all HUD homes are foreclosures, not all foreclosures are HUD homes! Only those houses that had FHA guaranteed loans and now belong to the government are being offered as HUD homes!

I actually hired a service to mow my lawn. A neighbor left a flyer at the house and I gave him a call. He's a local fireman that has decided to venture out on his days off and start his own little enterprise.

It was extremely hard for me to give up control of my own landscaping. I worried about it all day. But it sure was nice on a 90+ degree day to come home and have the lawn manicured like it hasn't been in years.

And the time that it freed up allowed me to be more productive in doing the thing that I do best, which is lead generation.

I know for a fact that over time it is more cost effective to delegate lesser responsibilities to others and focus on my own work. It's the key to growing a successful business.

And it sure is cooler in here than it is out there!

I got a call from Afghanistan yesterday, and I think I have an idea that's a win-win for America! Let's give returning veterans something more than a handshake.

American Flags in Helen Georgia by Richard WeisserI got a call yesterday from a national guardsman currently deployed in Afghanistan. He was calling about one of my listings, and asked for more information.

First of all, I thanked him for his service. Second of all we talked about the purchase of his first home. I excitedly began to tell him about the $8000 first time homeowners tax credit.

Oops, there's only one problem. He won't be on leave until it's too late to qualify for the credit. Now here's a fellow laying his life on the line for his country and he will miss out on the tax credit because he is physically unable to get to Georgia to find a home since he is serving his country in a faraway land.

So it got me to thinking ... why not impose a permanent one-time tax credit on the purchase of the home for ANY veteran? Or at the very least, there could be a huge credit for those brave men and women returning from active duty?

Or maybe even half-price on a government owned HUD home? Or a free HUD home that needs repairs, no strings attached?

We have returning soldiers and we have lots of empty houses. Shouldn't risking your life be worth something more than a guaranteed loan? And wouldn't that be a great recruiting incentive?

And if we could dry up some of the flood of house inventory at the same time, wouldn't that be good for everyone?

So what do you think? Am I on to something here?

The Hollow Restaurant has been a Coweta County Favorite since 1994.

The Hollow Steak and Seafood in Newnan Georgia by Richard WeisserThe Hollow Restaurant originally was opened as "Catfish Hollow" restaurant in Tyrone Georgia in 1986. The name was derived from the house specialty, light and flaky catfish friend to a golden brown.

In 1991 the restaurant was moved to its current location at Thomas Crossroads in Coweta County. As the menu has expanded over time to offer dishes other than seafood, the name was changed to "The Hollow Steak and Seafood."

The signature dishes are delicious, such as the grilled grouper sandwich, the lobster stuffed grouper, and the red snapper. If you prefer a nice steak, the grilled sirloin is an excellent choice.

There are great appetizers such as the southern classic fried green tomatoes or the standby shrimp cocktail. You can also choose from an assortment of salads, including a wonderful shrimp salad.

All you can eat seafood buffet at the Hollow Restaurant in NewnanSide dishes include mac and cheese, collard greens or sweet potato soufflé. And a glass of sweet tea and you're in southern style heaven.

One of the most popular promotions at the Hollow Steak and Seafood is the Thursday - Saturday seafood buffet. For one fixed price, you can enjoy all-you-can-eat seafood of nearly every kind, cooked fried, broiled or steamed! Is it the world we live in or just old age? When the LCD becomes a window to the world, something has to be lost in the translation.

Great Smoky Mountains National Park by Richard WeisserI have been doing a lot of thinking today about how much time I spend sitting in front of a computer. With all of the social networking and online research that I do, I really don't venture out into the "real world" as often as I did when I was a younger man.

Being cooped up inside was like being in a prison back then. There was whole world outside to explore, and I was bound and determined to see and do "everything!"

And I did my share of experimenting. Well, probably less than my share because I'm pretty conservative by nature, and I have probably exceeded my expectations for experiencing what a normal person during an average lifespan should enjoy.

Now I seem content exploring from my kitchen table, relying on others to do the real living for me and patiently awaut for them to transmit their results to me via the Internet. It seems to be a satisfactory arrangement but it got me to thinking...

Has the entire world changed to this virtual way of experience, or is it just my tired and worn out body succumbing to old age and taking the easy way out?

Maybe I should go outside and see if I'm wrong?

Nah, it's too hot today. Maybe I'll consider doing it again in a few weeks when it's cooler!

Today I undergo a simple procedure and a simultaneous test of loyalty, and I think that I am wavering!

Poison Dart Frog by Richard WeisserA lot of my problems are of my own making. I have to go to the dentist this morning and have a tooth repaired. It's no big deal, and it's something that has to be done.

But the real annoyance is that my dentist's office is fifty miles away, in the heart of Downtown Atlanta, so I have to negotiate rush hour and construction traffic to get there. It's an arduous journey that I do not look forward to undertaking.

Common sense says that I should just change dentists, but I have been going to the same place for twenty-five years, and I'm a loyal son-of-a-gun so I just can't abandon the relationship.

The real problem is, that it is going to burn a half of a day and I just don't have that much time to kill.

I know that I've answered my own question, but I'm just thinking out loud here.

How much loyalty should one expect from a long time customer and friend?
