Insomnia could be a wonderful thing. Without it, how would I know that I could be making millions by buying real estate with no credit and no money down or at government tax sales.

And, lucky for me, the fellows that discovered these secrets are willing to share them with the rest of the world! Oh, goody-goody for us, we can all be millionaires in just a few months.

All we have to do is employ their "proven techniques" and we can have "net worths" in the millions! And the best part about is that they are not in it for the money!!!

They are letting us have this life changing information "at cost!"

Hmmm....ever heard of the Internet? If these pitchmen want to be so magnanimous, they should post the information there and share it with the world. And if one of them did, I would have this to say:

"Results not typical!"

As a sad side note, pitchman Billy Mays passed away yesterday. He developed a professional personality that made him an iconic fixture on television, and he will be missed!

June is normally a very pleasant month here in the Atlanta area. It is typically the time when the summer warm-up sets in, but with evenings cool enough to open the windows and get some fresh air.

Not this year. The afternoon highs have been in the high nineties every day for the last two weeks, with high humidity that doesn't allow the air to cool during the shortest nights of the year. We hit 99 degrees in Newnan yesterday, almost unbearably hot for this time of year.

And the ten day forecast indicates that we will have high temperatures in the nineties for the foreseeable future. So there is only one thing left to do if I'm going to survive this extended heat wave:

Today being my birthday, the Coweta County Georgia real estate elite all gathered at our Newnan location today for a huge extravaganza at our brand new facility!

Guests were treated to grilled hot dogs and hamburgers with all of the fixings, followed by the southern classic banana pudding.

Guests began arriving at 3 P.M. and partied hearty until 7. All reports seem to indicate that a good time was had by all that attended!

And being the munificent man that I am, I suggested that since everyone was here anyway, we might as well do an "Open House" to show off our new business location!

I'm like that, always thinking of others. lol

I am constantly amazed at the number of people that I encounter through the course of my business that have excellent income and yet have no ready cash. Nada, zilch, zippo saved for a "rainy day" or as a safety net.

And don't even think about the possibility of putting money down on a house. After all, why would you want to hedge your investment by inserting a little "wiggle room" right from the get-go.

I can't imagine how this is possible. Saving money isn't just an option for the wealthy, it is a even more of a necessity for those that have modest incomes to add a layer of protection from unforeseen expenses and to have on hand as an available amount of ready capital for investing in the future.

It seems strange to me that most people would prefer having granite countertops or stainless steel appliances than having a month or two of income in savings. It's also funny when I hear the mandatory lists of all of the things that people cannot "live without," and yet the notion of a ready cash reserve doesn't even enter into their thought process.

And why would people not think that way? Is it because they have an "out" in the event of a financial setback? Doesn't the responsibility for their survival actually fall upon some other entity?

After all, the government is here to bail us out. Let them figure it out.

One of my favorite photographic challenges is capturing airplanes in flight. There is just something awesome about attempting to freeze frame the huge metal giants speeding overhead at 160 knots.

In addition to the technical obstacles, you may also have to contend with airport security. Most areas around airports are now restricted and you may need a permit to get the shot you want.

Use a fast lens, and learn to "track" the airplane in flight. It takes a little practice, but you can learn to predict the line of flight and move the camera on the correct trajectory.

The resulting photos can be dramatic and are a welcome addition to any portfolio!

Most of our biggest problems occur after a series of errors. It's usually not one mistake that wreaks havoc, but a combination of careless decisions that can lead to a lot of inconvenience.

Since my birthday is this week, I had to make the annual pilgrimage to the Coweta County Tax Assessor to pay the tax on my cars and get my new decals.

Because it was a beautiful morning, I decided to take my 1990 Miata. That was the first mistake.

Since it is an open convertible, I decided to lock my briefcase, computer and camera in the trunk so I could go straight to the tag office without going by the real estate office first. That was mistake number two.

After securing the trunk hatch, I realized that I did not have my keys. Could I have locked them in the trunk? Oh, where is my extra set of keys? I keep them in my briefcase which was now locked in the trunk. That was mistake number three!

No problem. I'm an ingenious guy, I can figure out how to get in a trunk. So I spent two hours in the heat prying, pushing and pulling until I strained a muscle and nearly collapsed from heat exhaustion. That was mistake number four.

I went upstairs to use my home computer to work on some documents that I had to get out. I was prompted to upgrade my software. I said "yes." The system froze. That was mistake number five!

I called a locksmith who said that he could make it to the house by 5.P.M. I agreed. So I tried to get by all day with workarounds and make-dos and I actually made it until the locksmith came and opened the trunk.

No only had I locked the keys in the trunk, I had actually placed them inside my briefcase before doing so. It was a stupid move that cost me a day of work and the locksmith's fee.

But the next time someone else makes a mistake or two that may negatively affect me; I will be more patient and tolerant.

After all, it could happen to anybody!

Therefore, in order to gain a new perspective, we must address one or all of the previously declared premises. To achieve a fresh outlook, we could:

1. Change our point of view.
2. Use our imagination.
3. Implement new systems.
4. All of the above!

 And although euphemisms and clichés abound to describe the phenomenon of creative adaptation, I shall refrain from using them. It isn't necessary.

The role of being a dad has changed a lot in my lifetime. When I was a young boy, the tradition of the working father and stay at home mother was still in full effect. As a matter of fact, I can't remember that any of my friend's mothers had jobs.

Fathers were the breadwinners and the head of the household. And this clear definition of responsibilities always affected the relationship between father and offspring.

Fathers were forced into the position of disciplinarian, while mothers primarily assumed the responsibility of nurturing. It was a scenario that was common in nearly every household in the country. How many times did we hear those dreaded words: "You just wait until your father gets home."

But as mothers began moving into the mainstream workforce in the late 1960's and early 1970's, several dramatic changes occurred. One was that women could now become financially independent and strike out on their own, and the rate of divorce escalated.

As a result, single fathers were suddenly faced with the daunting task of being both father and mother to their children. Eventually, this behavioral trend overlapped into the traditional two parent household, and being a dad became an entirely different undertaking.

Nowadays, fathers are much more involved in the nurturing of their children during their formative years. The "role definitions" have completely eroded, and both parents usually participate equally in all activities relating to child rearing.

I'm not sure that I like the trend. My father made me the man that I am today. I inherited his strong work ethic, his compassion, his zest for life, his creative talent and his fiery passion.

And although he has now been gone for fourteen years, I still seek his approval every day. After all, he set the standard for what a father should be.

All I have to do is live up to it!

Happy Father's Day to all of the dads out there!

At approximately 1:45 A.M. EDT tomorrow morning (11:45 P.M. today PDT) the sun will be positioned directly above the Tropic of Cancer and summer will "officially" commence. This is the northernmost latitude position the sun will achieve this year.

The Summer Solstice in the Northern Hemisphere marks the day which has the longest period of daylight, and depending on how far north you live, the length of the day can be dramatic.

For instance, in Fairbanks Alaska (longitude W147.8, latitude N64.8,) the sun rose at 2:59 A.M. this morning (ADT) and won't set until 12:47 A.M. tomorrow! That's less than two hours of semi-darkness. If you were to travel slightly north to the Arctic Circle, the sun would not set at all!

Here in Newnan Georgia (longitude W84.8, latitude N33.4):the sun rose at 6:30 A.M. and will set at 8:52 P/M. tonight, an rather modest longest day at 33 degrees latitude!

A fellow agent came into the office today, and offered the perfunctory: "Hi Richard, how's your day going?"

I responded "wonderful, I'm having a great day again as usual!"

Then came the surprise. He said "every time I ask you how you are doing or how's your day going; you always answer in a very upbeat way! That's unusual these days."

I guess that I have never really thought about it, but I do try to be positive and upbeat with my coworkers whenever I can. Goodness only know that the market is tough enough as it is, and sometimes a friendly smile or a "let's go get ‘er done" can make the difference between a chore and a challenge!

It sure was nice for him to let me know it mattered to him and made a difference, albeit a small one.

That's all the more reason for me to be upbeat tomorrow!

As I sit out here on the deck early in the morning, watching a light mist roll over the landscaping, I am inspired to declare that this is a fine place to reside!

And while I am not on the beach in Waikiki nor gazing over my beloved Smoky Mountains, there is no other place that I'd rather be right now.

And while my "estate in land" may seem to be run-of-the-mill or ordinary by most established standards, it is home to me, and that makes it a place unlike no other on the planet.

My home is my refuge and my sanctuary. And although it is modest in scope and lies in a densely populated area, it is a million miles away from the trials and tribulations of the outside world. It's a place to recharge the internal batteries of the soul in preparation for each new day.

There is an intrinsic value to home ownership that is impossible to define in words or dollars. The place where I live is NOT an investment; it is the fountainhead from which my life flows out into the mainstream, ready to face another day in paradise.

And HOW do you put a dollar value on that?

If there is one advantage to being in the "over 55" club, it is that I enjoy the rewards of amassing a vast repository of memories.

There have certainly been a lot of changes since the 1950s. I remember hearing the last remaining steam locomotives chugging along the Pennsylvania Railroad tracks near our house on their way the smelters of the scrap yards.

I remember going outside with my parents to see the "Echo" satellite which was launched on May 13^th, 1960. Its reflective surface made it plainly visible to the naked eye as it moved across the night sky.

I remember the announcement in school that President John F. Kennedy had been shot in Dallas Texas on November 22, 1963. As I went to pick up the milk for recess, I head one of the cafeteria ladies saying to another that it was announced that the president was dead.

As unbelievable as this sounds, next month will mark the 40^th anniversary of the Apollo 11 mission during which the first human walked on the surface of the moon. Forty years! Most that are reading this post were not even born then! I remember it like it was yesterday.

Perhaps I am at the peak of memory saturation right now. The time will come when the past will become dim and slowly fade away from my consciousness.

But for now, I'll relive the past in vivid detail on the video player of the mind. It was a great time to be alive!

By definition, a weed is simply something that appears where you don't want it to grow. Many a gardener has spent hour after hour removing unwanted species from flower beds and vegetable patches.

But sometimes these "volunteer" plants have a special beauty all of their own. The Fleabane Daisy is one of my favorite "weeds", with it's tiny clusters of white or light purple flowers. It is a staple in my natural landscape.

In business, there are often some opportunities that are considered inconsistent with our environment, and so they are weeded out right away. It could be a customer that might not appear ready to buy, or a new system for generating more business.

Daily blogging may be considered a "weed" to some and may be culled right out of the business plan. That's because a lot of professionals don't want to allow it sufficient time to grow and to bloom.

Like anything other business tool, it takes time for a blog to take on a life of its own. It needs to be allowed to mature.  Some with less patience may take the weed-whacker and summarily remove it from their business before seeing the end result.

And they may be missing out on something very special by doing so.

As for me, I allow the Fleabane in my yard to grow and manifest its lacy beauty!

Because all that is needed to reap the benefit, is time and patience.

The Butterfly Bush (Buddleia davidii) is a native of China that does very well in the Southeastern United States. The rapidly growing shrubs profusely produce pointed clusters of white, pink, blue, purple or even yellow blooms.

In addition to that, they attract large numbers of butterflies and hummingbirds. The fragrant flowers begin blooming in early June, and perfume the summer air with their sweet fragrance.

By pruning the spent clusters, you can encourage new blooms all the way up until the first frost.

The bushes need to be cut back in winter to encourage new growth which produces the highest numbers of flowers. Adding a little 10-10-10 fertilizer or natural compost in the spring will result in an amazing amount of growth.

I seem to have a knack for these amazing plants. I can break off a branch and just push it into the ground and it will root and grow like crazy. The woods behind my house are lined with my propagated cuttings, and I often share the plants with friends.

So if you like easy and fast growing beautiful flowering shrubs that also attract wildlife and require minimal care, the Butterfly Bush may be a valuable addition for your summer garden!

I wonder how many people got home from work last night and turned on their televisions, only to see static and snow?

The switch to digital broadcasting has been announced for years, and the opportunity to get free converter boxes has been drummed into our heads over and over.

The deadline had been extended at least twice, in an effort to make certain that the public was fully informed about this major technological switch.

And yet, I am certain, that many, many procrastinators were caught unaware yesterday.

No matter how many times you extend a deadline, there are some people that will just wait and wait and wait.

Oh, that reminds me, I need to start collecting my income tax records for 2008!

I really like doing these photography themed articles! I get a chance to present my art to a broad audience and relish the possibility of getting feedback on my work.

There is an enormous amount of satisfaction that goes along with visualizing an image in your head and then converting it into electronic reality. And then it's time for the second tier of the presentation, which is, grouping the pictures in sets which accentuate their essence.

The proper staging of photographs can add to the impact of the complete gallery. There is added dramatic value in a good image arrangement.

Sometimes the whole is indeed better than the sum of the parts!

I am an early riser. I usually can't wait to get up out of bed to start a new day. As a matter of fact, many times when I awaken at 3:00 A.M., I am disappointed because it's not time to "get up" yet.

My brain is always bursting with new ideas. There are things that I would love to try, experiments to perform, and strategies to implement. Each day brings a new challenge and a new opportunity.

The time between watching the sunrise and getting ready to go to the office is my time for ingenuity and expression. I feel that it is the best part of my day.

Right now I am sitting on a swing in the cool morning air, a cup of hot coffee at hand, listening to the twittering of the songbirds and the buzzing of the hummingbirds around my head!

I know that in a few hours I will be constrained by the humdrum monotony of perfunctory tasks, but for now, I'll savor the moment.

Some days, I just feel like I am blessed!

I am constantly befuddled by the trepidation experienced by some buyers when purchasing a house that is not based in any factual reality.

We see some amazing deals that fall into the "no-brainer" category, and I have seen many potential first-time buyers lose out on a fantastic opportunity because of an irrational fear of not getting exactly what they want or the best deal possible.

But when you can purchase a home with no money out of pocket, have a payment that is less than what you are currently paying for rent on a property that is superior to where you are living now, AND you can pocket an $8,000 tax credit for doing so ... what is there left to think about?

As interest rates continue to escalate and the money supply evaporates, these deals will become fewer and farther in between, and buyers should not allow negative perceptions perpetrated by well-intentioned but misinformed so-called "experts" override common sense.

Because numbers don't lie, and the smart money is buying!

It's early Monday morning, and I am laying out my plans for the upcoming week. Today is going to be particularly busy, I have a lot of follow-up work to do and some housekeeping items that need attention.

Unless you have been living in a vacuum, you know that the real estate market is still in a state of upheaval, and upwards pressure on interest rates is causing some trepidation to those in the industry.

And while the future of the markets and the economy is daunting, there is one inescapable fact that cannot be disputed:

In order to persevere, we must face this day with optimism and determination.

We must limit "the future" to the next twelve hours. While we may have little influence over the shifting tides of market forces, we have ABSOLUTE control over our activities for the day that lies ahead of us.

And while the expression "one day at a time" may be cliché, it is vital that we not forfeit our ability to seize control of the moments that we have to be productive, and to enjoy the satisfaction that results from doing what we can to determine our own destinies.

And so, I will face this day with optimism! Because I know that only I can change the future for me!

The black bear is the most popular and sought-after photography subject in the Great Smoky Mountains National Park. Park visitors all want to catch a glimpse of the large mammals, and will cast reason and good sense aside in order to land a "trophy" photo.

But black bears are wild animals. The park is not a zoo, but a habitat. A she-bear with cubs is a wondrous sight, but she will defend her offspring with her life, and will attack if she feels threatened.

In 2009, park officials have indicated that extraordinarily large black bear populations have led to an increased number of incidents with visitors. Some back country campsites and trails have been closed as a result.

The good news is that you'll have an excellent chance of seeing a bear during a visit to the park this year. The bad news is that you may become involved in a bear "incident" if you are not wary. Always keep in mind:

1. Bears are large and powerful animals and can cause serious injury or death.
2. Bears are attracted by improperly stored food or improperly disposed of garbage.
3. Bears with cubs are the most likely to act aggressively.
4. Feeding a bear can be a death sentence for the animal. Bears that become "nuisance" bears often have to be destroyed.
5. Keep a respectful distance from bears. You are a guest in their world.
6. Some people just don't get it. Report violators to park rangers.

And finally, make one of the three park visitor's centers your first stop on your next visit. Get the very latest information about active areas and closures. A little information and a lot of common sense go a long way towards a safe park experience.

And you just might save a bear's life by doing so!
