Dreams are a window into our subconscious mind, and we can learn a lot about ourselves from them.

Dreams can be a source of inspiration!Dreams can be pleasant or disturbing, vague or detailed, quizzical or arousing but there is one universal certainty regarding them:

They offer a free look deep into our subconscious minds. And we can learn a lot about ourselves by examining them and interpreting their true meaning..

And although the images generated in dreams come from everyday life, their meaning can delve deeply into the recesses of our mind, and if properly examined, can teach us a lot about ourselves.

It takes a little practice to learn how to remember dreams. A notepad and pen on the nightstand can be very helpful. When writing about a dream, don't note only the gist but be sure to document every detail that you can remember.

Interpreting a dream correctly is an essential part of the formula. Because a proper understanding of our own psyche can help us to understand where our strengths and shortcomings lie, the proper application of the lessons learned from out dreams can really help us develop our character.

Always remember that YOU generate YOUR dreams. So who better to tell you more about yourself?

And more importantly, are you listening?

The blog blahs of Summer are setting in for the season.

Roses blooming in early summerAfter two years of blogging, I have definitely noticed that the quantity of blog posts always drops over the summer months.

There are plenty of logical reasons for the phenomenon, and it only stands to reason that in a world of immediate priorities, something has got to give.

The kids are out of school, vacations are taken, and there are a lot more outdoor activities and chores that need to be done in the warm months.

Nobody wants to spend good daylight hours sitting in front of a computer keyboard hunting and pecking out a diatribe about short sales or interest rates. That scenario is much more palatable during the cold and dark nights of winter.

But summer is also a time for reading and relaxation. So even if the muses don't whip you into a creative frenzy and stir you into penning a masterpiece, there is still sufficient material to be perused and absorbed.

So grab a beverage, sit down, and enjoy some good blog offerings. And if you have an extra thirty seconds, a comment or two is always nice, and very welcome!

Despite what you might think, the real estate agent is working harder than ever to make the deal happen, and is earning every penny the hard way!

Newnan Historic HomeThere is a common perception that the real estate agent has a lot less work to do today, thanks to technology and the Internet. Buyers are able to "shop" online and easily identify properties that nay be good prospects to purchase.

But if you were to ask any real estate agent this question: "now that the Internet allows buyers to find their open houses, isn't job of the real estate agent much easier?" you mighty be surprised at the answer.

Many deals are constantly under assault by any one of a number of issues that seek to interrupt the process. Delays stem from a number of sources, many of which are out of the real estate agent's control, but require action on behalf of the agent to resolve.

Any one of a combination of these items can lead to trouble in a transaction:

  1. Title issues. With all of the foreclosures and short-sales, getting clear title can take a lot moiré effort, and there may be delays. The most common severe delay on a foreclosure sale is a Federal tax lien, which is not extinguished by the legal proceeding. This can take up to 120 days to resolve.
  2. Appraisal issues. Lenders are more cautious than ever regarding the validity of appraisals. While most buyers want to see an appraisal much higher than the contract sales price, some lenders see an abnormally high appraisal as a red flag and may ask for a second opinion, causing delays.
  3. Documentation variances. The loan officer may have sent a complete application, but at the last minute an underwriter may ask for additional documentation before issuing a "clear to close."  Sometimes these documents can take some time to produce, leading to delays in the delivery of the loan funds.
  4. Audits. Many lenders are performing audits on the day of closing, including verification of employment, verification of funds,  and may pull a new credit report. Explanations may be needed to complete the closing of the sale.
  5. Logistics. The fact is, that houses are taking longer to sell, and many sellers have already moved and there may be delays in getting everyone to perform in a timely matter. You would think that everyone would try to get on the same page to expedite completion of the sale but sometimes it's difficult to get everyone working together!
  6. Car fire on I-285 by Richard WeisserProperty issues. The longer that it takes to close, the more likely that the property will develop a problem that affects the buyer's desire to purchase. Air conditioners may stop working or someone might break into the house and steal fixtures and appliances. These issues can always cause serious delays.

The good news is this: The real estate agent works diligently to intercept all of these problems and spends hours or days "putting out fires" to move the transaction along to completion. The goal is to make the closing as seamless as possible for both the buyer and the seller.

It takes a lot of work to get the job done correctly, more than you can ever imagine. And despite all of the technology, the job is more difficult now than ever. And when your deal goes smoothly, take the time to pat your agent on the back.

They have done one heck of a job!

The Flame Azalea in The Great Smoky Mountains is a treat for June Visitors.

Flame Azalea in The Great Smoky Mountains National ParkIn 1776, about the time our country was declaring it's independence from the throne of England, naturalist William Bartram entered the Cherokee territory alone and on foot. Batram was determined to document as many species of flora and fauna as possible on his expedition.

On one such adventure, he had his first observation of the native Flame Azalea (Rhododendron calendulaceum) and described it this way:

" the clusters of the blossoms cover the shrubs in such incredible profusion on the hill sides, that suddenly opening to view from dark shades, we are alarmed with the apprehension of the hill being set on fire. This is certainly the most gay and brilliant flowering shrub yet known" (William Bartram "Travels" 1791)

The Flame Azalea still puts on a spectacular show in June in the Great Smoky Mountains National Park. Look for the gorgeous plant in open areas in the high elevations of the Smokies.

My favorite areas for viewing the flowers are by car on Balsam Mountain Road, or by hiking to Andrews Bald. The first to second week in June are usually optimal for Flame Azalea blooms, but a week or two later in the highest elevations.

The Great Smoky Mountains National Park offers something special for the visitor in every season of the year. But if you happen to be there in June, head for the high elevations and the Flame Azalea.

It is an unforgettable display of nature's excellence!

Sometimes thinking outside the box can create a marketing legend. The Rock City Barns.

See Rock City Barn painted along Highway 411Marketing is a strange and fickle paramour. When approached in a conventional manner, it may or may not respond in the way that is expected. Sometimes exercising a little more effort and creativity than the norm is required.

A case in point is the famous "See Rock City" barns and birdhouses. The marketing program was instituted in the middle of the Great Depression as a way of promoting a tourist attraction on Lookout Mountain Tennessee.

The concept was simple. Rock City would paint a barn for free. Not just any barn, but one that was prominent alongside a well traveled highway. The farmer ended up with a freshly panted barn and Rock City wound up with a durable billboard. The result was a true win-win for both parties.

See Rock City BirdhouseAnd a marketing legend was born. The Rock City Barns are considered one of the most ingenious marketing plans ever set into place. And as a result, the attraction remains in operation to this day!

The upshot of all of this is that there is always room for innovation in marketing. And while the tried and true methods may be adequate to maintain market share, it may take a bit more creativity to take a business to the next level.

Who knows, the next great marketing legend is out there somewhere. I wonder what they will come up with next!

Newnan's Coweta Veterans' Memorial Plaza is dedicated as a tribute to Coweta County's fallen heroes!

Newnan's Coweta Veterans' Memorial Plaza is dedicatedThe Coweta Veterans' Memorial Plaza was dedicated on Memorial Day, May 25 2009 in Newnan Georgia. A crowd of about five hundred including many dignitaries braved threatening skies to be present for the occasion.

The Plaza became a reality thanks to the cooperation of the City of Newnan, Coweta County, and private donors that worked together to make the memorial a worthy tribute to those that made the ultimate sacrifice for their country.

The ceremony included music, some rousing speeches, and a roaring musket salute. But nothing was as moving as the reading of the names on the Honor Roll, those that perished as a direct result of enemy action in every war since World War I.

As Providence would have it, the rain held off until after the completion of the dedication, as the crowd headed on to other Memorial Day activities in the area.

The Coweta Veterans' Memorial Plaza is located at the Corner of Jackson Street and Temple Avenue. Parking is available on the street or the Male Academy Museum Parking lot.

Be careful what you wish for ... or ... everything goes in cycles!

Building storms in Newnan GeorgiaIt's early Sunday morning so I had a little trouble deciding on the title for this post, but it doesn't really matter, as the principle subject matter still applies.

For the last two years, Newnan, and the rest of Georgia have been caught in the throes of a severe drought. Wells were drying up, the area lakes were mud holes, and crisis-level water use restrictions have been in force in all municipalities.

At one point, the city of Atlanta was down to a thirty day supply of water. How frightening to think of over a million households running out of water. Water became the subject of lawsuits and litigation, as jurisdictions fought over the right to use water.

Water at Starr's MillBut everything in life is cyclical. We prayed for rain, and our prayers were answered. After years of drought, thee downpours were at first a welcome relief. Our water table is rising, and the lakes are filling up again! And we haven't seen the sun in a long time!

It seems that in rains every day now. That's fine if you live in Seattle, but in Newnan Georgia, you expect to see the sunshine every once in a while. After all, this is supposed to be the sunny south. Sun deprivation is leading to depression.

And in the grand scheme of things, I guess that too much rain is somewhat better than no rain at all. Up to a point.

Now, where did I put those plans for that ark?

Another not so wordless weekend ... a photographic study of Water Lilies!

Water Lilies at the Atlanta Botanical Garden by Richard WeisserAs spring wanes and summer firms its grasp, the fragile early blossoms slowly give way to the more durable summer blooms.

Some of the most interesting summer garden species of flowers are the Water Lilies or Nympheas. They come in all shapes, sizes and colors and they are the perfect addition to any water feature.

Water Lilies also contribute to an ecosystem that is conducive to coexistence with reptiles, amphibians and fish. They provide cover, a food source, and help maintain a healthy balance of gases, alga and minerals in the water.

But my favorite thing about Water Lilies is that they translate beautifully to photographs. Just as Claude Monet became obsessed with trying to capture the beauty and grace of the Nympheas on canvas.

Unlike Monet and his oils, I like to try and capture the exquisite beauty of Water Lilies through the lens of my camera.

And like Monet, I will continue to attempt to define these magnificent plants in the two dimensional plane!

After all, it;'s a worthy subject for any artist!

Memorial Day Weekend. The name says it all, and we must never forget.

Memorial day U.S. flags in Helen GAIt's hard to believe that Memorial Day Weekend is already here. It's time for barbeques, get-togethers and the Indy 500. Traditionally, it also marks the beginning of the summer vacation season as well.

But we should never forget the genuine significance of the occasion. Memorial Day is the day that we recognize the ultimate sacrifice made by those that fought to protect our way of life. Many did so in pain and agony, enduring suffering beyond imagination.

And our remembrances should be more than perfunctory. Every privilege and entitlement that we enjoy as Americans has been purchased at a very high price by the brave men and women that fought and perished for it, and by the families that lost their loved ones forever in the struggle to preserve our freedom.

Every locality in the nation has an official commemoration on this most important day. Wouldn't it be a good thing to pay tribute to our fallen heroes by planning to attend?

And while you're there, shake the hand of a surviving veteran and thank them for their service.

I'm certain that it will be appreciated.

Indian Creek Falls in the Great Smoky Mountains National Park

Indian Creek Falls in the Great Smoky Mountains National ParkNear Bryson City North Carolina lies one of the most interesting and least known areas of the Great Smoky Mountains National Park. Although frequented by locals, the Deep Creek area of the park offers more recreational opportunities than any other place in the park.

Deep Creek is popular in the summer with swimmers and for tubing. Trout fishing is popular here as well, with a valid North Carolina Fishing license.

You may also ride bicycles on the Lower Deep Creek Trail, one of the few trails in the park where they are permitted. There is a fully improved campground and a ranger station as well.

Deep Creek also features three significant waterfalls within a short walking distance of each other. One of the most popular is Indian Creek Falls.

Indian Creek Falls in the SmokiesTo get to the falls, simply follow the Lower Deep Creek Trail from the parking lot. At about 0.2 miles, you will be treated to the sights and sounds of Tom's Branch Falls, tumbling into Deep Creek!

Continue to the Indian Creek Trail fork at 0.7 miles, Turn right on this trail, and a sign marking the falls is about a tenth of a mile on your left.

On your return trip to the parking lot, you may want to take the half mile side trail to Juney Whank Falls which is taller but has less water volume than Indian Creek Falls.

Sometimes the climb to the top is fraught with peril, and it may require helping hands to play it safe.

The ladder to success by Richard WeisserWe all want to ascend in the ranks of our respective professions. It is, after all, the reason that we continue to read and to study about new ways of conducting business in a technological age.

But that's not to say that there will not be any bumps in the road ahead. Nor does it suggest that risks should not be undertaken.

There is rarely a golden staircase that will take you to the pinnacle of achievement, More often than not, it is metaphorically closer to a rickety ladder propped precariously against a wall.

And while one can go it alone, how much better would it be to have the ladder stabilized with the helpful hands of others that are willing to participate in our endeavor to climb to the top?

Are you committed to the day? I am, because I have to find a job today!

Wildflower with Raindrops by Richard WeisserOne of the main reasons I obtained a real estate license in 1984 was the notion of "being your own boss, and setting your own hours." How marvelously appealing is the thought that you are obliged to no one but yourself ...and the day!

And yet, since I have the ability to set own work schedule, I am also forced to be the only one to dedicate myself to the reality of making a living, and I have the sole responsibility for the success or failure of my business.

And so, I commit myself to the DAY! I rise out of bed at 6 A.M. seven days a week, 365 days a year. I perform my "routine" functions with the same zeal and vigor every morning, regardless of how I feel or what I would rather be doing.

If I have appointments scheduled, I do all of the necessary preparation required to maintain a competitive edge. If the day offers flexible time, I have about a hundred ordinary chores that need attention, so I fill the voids with all of the mundane but necessary ancillary tasks.

Vacations are a thing of the past, because I am a stern and difficult taskmaster. There is work to be done, and it never ends. Each day in the real estate business presents this awesome certainty:

I lose my job every day, and I have to find a new job every day!

Oh, what a blessing and joy it would be to have a nine to five job, so I could go home at night and rest without the phone ringing and the Internet maintenance. How sweet it would be to get three weeks off each year with pay. That seems like a dream to me.

Instead, on every new day, I have a new job. And I must prove myself to my new employer.

Over, and over, and over again!

The recession has "bottomed out?" Interesting announcement from the mainstream press.

Viburum "Snowball"I happened to catch NBC's nightly news tonight, and it was proclaimed that the recession may have bottomed out. It seems that reports from every sector seem to indicate that the downslide has slowed considerably, the results are inconclusive but promising.

And while it may not be time to uncork the champagne just yet, it's refreshing to see at least a hint of optimism from the national press corps.

And with higher consumer confidence, and amazingly low real estate interest rates and low property prices, there will be an onslaught of new buyers entering the market. If you combine those factors with incentives being offered by the federal, state and local governments, the uptick in sales may be unprecedented.

I'm glad to know that NBC confirmed what I already knew! The phones are ringing, and our local market is moving.

And I am ready for more!

It's not always the big things in life that bring us down!

It's just one small droplet of water. The petal can sustain the weight. But then more collect, until eventually the compounded burden becomes too much and the rose petal crashes to the ground.

It's another example of the "Straw that Broke the Camel's Back" It's not usually the big things that bring us down. For those occurrences, we plan and prepare and are able to face them head on with confidence and determination.

But the little nuisances that we often ignore and neglect can accumulate unnoticed and unchallenged into something much more ominous. These minor annoyances, when left alone, can compound and snowball into a catastrophe of epic proportions.

Better to shake the coagulating distractions off, one at a time, than to wait until we are past the point of no return and it's too late to avoid disaster.

And in doing so, we can avoid the necessity of spouting the too often used phrases: "I should've, would've, could've!"

Bridging the gap between a Social and Professional Network without losing face!

Bridging the Social Network Gap by Richard WeisserThere can be no denying that social networks are all of the rage these days. Everyone wants to be Facebooked, LinkedIn and Twitterted! (Or is that Tweeted?)

And while it can be a lot of fun to participate in these platforms, there is also a distinct business advantage to having an online presence everywhere. After all, business is ultimately conducted with people, and to engage people you must be visible in all of the venues in which potential clients congregate.

But to truly take advantage from the availability of these online opportunities, you must always put your best foot forward. Any potential benefit can easily be lost with an incomplete or inaccurate profile, or lack of a personal photo.

After all, if your efforts at maintaining a virtual presence is haphazard (I wanted to use the word half-a$$ but that wouldn't be nice) what does that say about the way you do business?

Conversely, a well maintained and consistent Internet presence connotes the concept of business savvy and acumen.

So while socializing can be fun, always remember that we wear our professional name badges at all times!

And let's use it to our advantage!

Maybe I just don't see things the way other people do! But you still better listen to me.

Experiment in Abstract Though by Richard WeisserI have always been something of a loner. My persona is more of being an outsider than a renegade, but I have always had a hard time fitting in to the "normal" scheme of things.

And, I am at times very vocal about my opinions. I have a very acute built-in ability to cut through the fluff and puffery and see straight through to the bottom line, It gives "cutting to the chase" a whole new meaning.

I can read between the lines, interpret facial expressions, and dissect language with lightning speed and formulate a conclusion in the wink of an eye. And yes, I am a very good poker player.

And just because I see things a bit differently and jump to conclusions, it doesn't mean that I'm wrong or that I haven't thought the subject completely through. It just means that I'm analytical.

Although some might describe me by dropping the last three syllables from that word!

The Great Smoky Mountains, the "Place of Blue Smoke!" Another not so wordless weekday!

The Great Smoky Mountains National Park by Richard WeisserThe Cherokee people called the Great Smoky Mountains "Shaconage," or "place of blue smoke."  It is a place of remarkable natural beauty, incredible views, and sparkling streams.

It is an ancient place, created by the cataclysmic collision of the continents which forced the formation of the tallest mountains on earth. But because these are also among the oldest peaks on the planet, they have been worn down and eroded over millions of years into their present state.

So although they are no longer the tallest or the biggest mountains in the world, they remain among the most beautiful.

The historic Newnan - Coweta County Courthouse gets a facelift!

Night photograph of the old Newnan Coweta County Courthouse being renovatedSince the opening of the new Coweta County Justice Center in 2006, the 1904 historic old courthouse has been undergoing renovation for both the purpose of preservation and the anticipation of new services being headquartered in the downtown facility.

Once the remodeling is complete, the building will house the Probate Court and a Visitor's Center. The grand old structure will still be the focal point of the downtown square.

Progress has been slowed recently by the downturn in the economy and scarcity of funds, but the project should be completed in 2009.

After all, it's not just a building; it's the centerpiece of Newnan and Coweta County! And it's an integral part of a vibrant and thriving downtown!

Could we be applying fuzzy logic to the current real esate market?

Fuzzy Logic by Richard WeisserAfter all, the numbers tell us that the situation is not improving. There is no logical explanation as to why the phone is ringing off the hook and that we are covered up with customers?

How is it that when I try to refer a potential buyer out to another agent, the agent is too bust to take the referral? After all, the numbers say that the real estate market is still in decline.

Is our local frenetic situation anecdotal? Or is it possible that some sort of fuzzy logic is being applied. Fuzzy logic, or analog logic, does not depend on hard and fast yes and no's when it comes to decision making.

Rather, it's an overall result that may be somewhat different than a series of binary flip-flops, yes or no's, or one and zeroes.  It's more of a "big picture" kind of result.

And so, I am saying that the boom is our local market is due to the application of fuzzy logic by all that are involved in the business of buying and selling real estate. They are not affected by the gloom and doom statistics offered by the mainstream media.

That's my story and I'm sticking to it!

I had a disturbing dream last night and it really got me thinking - what would I really say in that situation?

Dream in abstract by Richard WeisserOver the years, I have become quite adept at remembering and interpreting dreams. It's a subject that has always fascinated me and since we usually have at least one memorable dream per sleep session, we can learn a lot about ourselves from our dreams.

Last night, in my dream, I was on a commercial airliner flying to Japan. We were flying over the ocean, when the aircraft suddenly became disabled. The pilot came out and told the passengers that the plane had lost the ability to land, and that we would remain aloft until we ran out of fuel.

After getting this information, I took my cell phone (remember ... this is a DREAM) and called my wife. She answered, and I said...(you'll have to wait to find out what I said!)

Here's my question:

If you knew that you had a few hours to live, and were far away from your loved ones, and only had time for one conversation; what would you say?

Airplane LandingWhat final message would you want to convey to those people that love you and depend on you? When everything is on the line, and there is no time to waste, how would you tell all of your loved ones how you really feel?

Here is my challenge to you. Think about what you would say in that situation, and then deliver that message to your dear ones TODAY!

Treat every precious moment together as your last. Do not leave anything on the table. Don't wait until it's too late to tell them how you feel about them.

After all, we really are all flying until we run out of fuel.

P.S.What I actually said in my dream: "I love you, and I thank you for the time we had together, and I wish that I could prevent this from happening but I can't. I am not afraid, I will not suffer. I want you to have a happy life, and oh yeah, sue the hell out of the airline!"

P.P.S. Remember to tell all of the mothers in your lives how much they mean to you today!
