Hosted by Main Street Newnan, the once a month event brings citizens from throughout the county and beyond to historic downtown Newnan for local fare, crafts, and unique items available for purchase.

The event is typically from 10:00 A.M. until 2:00 P.M. but on a beautiful day many of the vendors will stay as long as there is interest in their wares. And while you're downtown, you can visit the independent local merchants who comprise the core foundation of Main Street Newnan.

Downtown Newnan is vibrant, alive and a lot of fun, and those considering a move should keep the town on their short list of potential places to live in Georgia!

There's just something about the quality of life in a small town!

Home buyers: Before you make an offer on a house, determine if the property is appropriately priced from the get-go.

In our local Historic home in Newnan Georgiareal estate market in Newnan Georgia, most homes are listed at fair market price based on condition and the market. Sellers have become savvier, and they understand that it takes a low list price to attract buyers.

But many purchasers lose buying opportunities because they believe that every house offered for sale is supposed to be delivered in perfect condition. So even though a property is deeply discounted, they expect to deduct thousands from their offers to replace old appliances or re-sod the yard,

But you can't ask the seller to take the hit TWICE for the same defects. If the property was originally price based on needed repairs or updating, then you cannot expect to succeed with an offer that is significantly lower than the asking price.

The key to artful negotiation is knowledge. You have to know how appropriately the property was priced at the time of listing in order to effectively bargain. You can examine comparable sales yourself of enlist the help of a skilled buyer's agent.

It's a great time to take advantage of lower home prices combined with incredible mortgage interest rates.

So don't let the good deals slip away with unrealistic offers based on passion and not information.

A very common misconception about purchasing a foreclosed property. Tips for buying a foreclosure.

Old house in need of repairThere is a common assumption that there are many foreclosed properties for sale and not enough buyers. Numerically, that is absolutely true. There is still a lot of standing inventory, and more foreclosed homes come on the market every month.

What a bargain hunter needs to realize is that there may not be many houses available that are "perfect" for them.

All buyers want a good deal. They want the best schools, a nice yard, a house that is in good shape and move-in ready, modern appliances and a great neighborhood. What they fail to understand is that in most cases, a very basic rule of real estate applies:

An extremely desirable house will probably not suffer foreclosure!

A house that has great features and great amenities will sell via a conventional sale, and will usually not make it to the REO market. There is always a demand for good properties.

When purchasing an REO property, buyers need to understand that a lot of these properties are far from perfect and that they should expect to make some compromises. The quality of the inventory is obviously not going to be the same as the general market. It's just common sense.

In addition, foreclosures are actually a small subset of the overall market. In Coweta County, roughly 10% of the total listings are foreclosures, with over half of those being low-end investor properties that need significant rehabilitation.

And the best REO properties are selling for significantly higher than list price. Remember, even in the world of foreclosures the laws of supply and demand prevail, and the demand for quality REO properties is extremely high!

Finally, to get the best deal, buyers should be prepared to broaden their specifications and be prepared to move quickly when an adequate property becomes available.

After all, these deals won't last forever!

Never put off until tomorrow the photo you can take today!

Tree lined Fincher Road in Coweta County Georgia by Richard WeisserCoweta County Georgia still has some rural areas. I like to drive the country roads in the early evening with the top down and the wind in what's left of my graying hair.

One of my favorite spots has always been this tree-lined country lane. I have tried many times to capture it in a photo, but the light was never quite right and I have never been satisfied with the results.

But the photos I have in stock are now going to have to suffice, because when I returned to this spot this evening all of the beautiful trees had been cut down to the ground.

Nothing remains but the stumps and a few piles of debris in a field. I don't know if the county came and cleared the right-of-way or if the adjacent property owner cut them down.

It doesn't matter who is responsible, they are gone for good. But there is a lesson to be learned. Never assume the photo you ignore today will be there tomorrow for the taking. If you see a shot worth shooting, grab it!

Because you never know if you'll have the chance again!

Texture in photographs. Another not so wordless weekend!

Coffee BeansSometime a photographic subject can appear quite ordinary in real life, but it can take on an entirely new dimension in a photograph.

Often it's not the subject itself that is of interest, but a singular attribute can be very appearing. One of those attributes that translates well to the flat plane is texture.

These photographs of otherwise rather mundane subjects come to life by exploiting texture. You can almost run your fingers through the coffee beans and smell the aroma!

Texture photos translate well into posters or computer background. The simple forms do not overload the senses, and consequently, they generate an aura of calm serenity!

Texture should not be overlooked as a photographic opportunity. It can be the basis of a remarkable image!

Are foreclosures always the best deal? Risks associated with the purchase of REO property.

Fixxer upper propertyEveryone loves to get a bargain. And with a good supply of bank-owned properties available for sale, it seems like there are great deals ripe for the picking! And buyers are coming out in droves!

But the fact of the matter is, not all foreclosed properties offer distinct advantages over conventional, appropriately priced property. In many cases, you are purchasing a property with all of its faults and defects.

In most cases, banks and lenders do not offer any kind of disclosures or termite clearance letters or warranties of any kind. The buyer is responsible for determining the suitability of the property for purchase.

Many are also in need of a significant number of repairs, making it necessary to get specific kinds of loans to cover repairs but that also increase the monthly mortgage payment! Some of the properties also suffer from incurable obsolescence, meaning that repairs may be more costly than the expected increase in value.

There are also some excellent and desirable properties that are bank owned for sale. But competition from other buyers could lead to escalated sale prices very close to the free market price for a normal listing.

Sometimes, you best overall deal can be negotiated with realistic conventional sellers who understand the market and are willing to price their real estate at true market prices. You can still get a great value and you can mitigate the risks that might be associated with purchasing an REO property with unknown defects.

So don't limit property searches to foreclosures only. You might be missing out on a great deal!

Beginning in the river valleys of the lowlands, and gradually rising into the high elevations, the emerald tide rolls in swells towards the crests of the range.  The advent of spring occurs day after day in each topographic plane.

It's a special kind of beauty!

  3. There is a 10% refundable federal tax credit up to $8,000 for first time buyers. (Buyers who have not owned a home in the last 36 months!)
  4. On some HUD and foreclosed needing repairs, there is a $14,000 incentive available to some buyers whether or not they are first time homeowners.
  5. Some states, including Georgia are offering additional incentives.
  6. Prices and interest rates are still remarkably low and house payments can be less than rent on the same property in many cases!

Be prepared to move quickly, as the choice properties disappear fast. Get off of that fence and get going!

Instead, I'm going to my "Happy Place!" That place in my imagination where the tribulations of the world do not affect me, nor do they require any response or declaration on my behalf.

Spring is just Autumn is reverse, and very often there are unique photographic opportunities that are overlooked!

Cades Cove in the Great Smoky Mountains National Park by Richard Weisser and SmokyPhotosWhen we think of spring and photography, we usually think about all of the wonderful and colorful blooms that burst forth in our neighborhood. It is truly beautiful and I take as many photos of flowers in spring as I can.

But some years back, I also noticed that trees had a unique quality during the leafing process. As they initially set their seeds, they assume autumn-like hues for a very short period of time.

They can appear red, orange and yellow with a translucent quality that is very conducive to photography. The film photograph in this article, which appears at first glance to be taken in October, was actually taken in April 2000!

So while you're out getting your spring flower photographs, why not take a second look at the trees?

After all, they only change colors TWICE a year!

It's a fact of life that you can't escape: Leave town and the phone will ring like crazy with customers demanding your help.

Forces n the UniverseIt NEVER fails. If you set aside time for some out-of-town functions or leisure time, an automaticalert goes out into space the minute you pass the point of no return, and the phone starts ringing!

And it's always customers that are demanding your immediate attention on the other end of the line. And they can't wait, for whatever reason, a day or two until you are able to be in a position to help them.

Now, it would be easy to say "just ignore" them, but that can't happen in the real world. The burning starts inside, and you can't dismiss the omnipresent feeling that you have just lost some business. And it's hard to relax after that.

And if you refer the business out, you know that you have lost a substantial portion of the sale! It eats away at you. You just can't help it.

There is some immutable force in the universe that triggers this phenomenon. It probably has to do with electro-magnetic waves and solar radiation or movements in the molten core of the earth.

I just wish that I could harness this incredible energy for the good of all mankind!

As winter wanes, all of nature bursts forth into a new and glorious spring fresh world!

The ancients understood the celestial reasoning for the seasons. They studied the movements of the sun and moon, and soon came to realize that the sun "moved" one way and then another, and then back again and then another! They measured and tracked these phenomenons, and even constructed observatories to verify the precise timing of the events.

These celestial events persist to this day as the commencement of the seasons, with Spring beginning officially on the vernal equinox. Precisely at the time when the sun is positioned directly above the equator, resulting in equal hours of day and night everywhere on earth.

Spring is historically the time to clean out the attic and the basement, and to remove the dust that has accumulated over the winter moths. It's time to open the windows and get some fresh spring air.

White Blooms and Blue SkiesHowever, a complete fresh start requires the conjuring of new ideas, and setting them into action. Beautiful flowers that emerge from spring bulbs are the result of a plant discarding the green leaves of last season that provided sustenance and nourishment, and replacing them with vigorous new growth that will allow the plant to flourish and produce more plants that are just as robust!

In order to thrive, we must cut back or till under the old growth. It can only be used as a solid base of compost for out new plantings that will emerge in their season, providing that we continue to fertilize and cultivate the new crop.

A new beginning can only occur if the past is discarded. Once we let go of the past, we can move in a new and different direction. And that requires planning and careful consideration and evaluation.

3-D cherry BlossomsNew ideas can only be determined to be successful after they are implemented are the results are measured. The move from conjecture, hypothesis and theory to reality is the true test of a fresh start. If the result is a vigorous and robust, then prosperity will result.

Otherwise, if there is little or no harvest to be gleaned from the implementation of a new crop of ideas, then it's time to turn them over back into the soil to prepare for next seasons offerings.

Spring is not just a time of throwing out the old and starting fresh. it is an inborn call to action! It is not an urge to be readily dismissed. Rather, it should be embraced as part of our anthropological history and our spiritual essence.

What I hate about digital photography ... oh, for the days of film.

Blue Ridge Parkway in Autumn film photograph by Richard WeisserFirst of all, I have to tell you, that I was dragged into digital photography kicking and screaming. But the truth was, film was getting harder and harder to find, and I had more than one store clerk tell me that it was "obsolete."

So, in October 2006, just before a four day excursion to the great Smoky Mountains National Park, I purchased a Nikon D80 camera body as a secondary camera to my trusty 8088 film camera.

I was not surprised that my twenty year old lenses fit the camera body. After all, Nikon's bayonet mount has been a standard for years, and so the glass snapped right into place!

What did surprise me was the fact that the auto-focus and auto-exposure worked perfectly! The modern digital body was fully compatible with my 1985 era lens and that was awesome.

The fist sign of trouble occurred when I put in a 2 GB memory card. The counter indicated 500 photos were available at full resolution. 500 photos? Wow, with film, I would shoot 6-8 thirty-six exposure transparency rolls on a good trip. If I came back with 250 photos the trip was a success.

But as I began using the digital, a thought occurred to me:

"There is no penalty for taking a bad shot!"

Great Smoky Mountain Near Cosby by Richard WeisserWith film, every time you opened the shutter, you spent money. Every shot was properly set up, properly composed, and hopefully, properly lit. If the image in the viewfinder didn't look interesting, you didn't waste the money to pull the trigger.

The digital camera however, does not penalize you for a bad shot. As a matter of fact, you can indiscriminately shoot away, and if you don't like the results, you can simply delete the image. No harm, no foul.

The upshot of all of this is: There are plenty of poor quality photos everywhere. The art of the shot has eroded to a simple game of chance. As a matter of fact, after much research and experimentation, I have come up with a corollary:

"The digital camera has transformed photography from an art to a lottery."

The prevailing school of thought is that if you take enough images, one of them has to be good. And that is essentially true, it's no longer a skill, it's a numbers game.

For an old picture-taker, that's quite an adjustment. But I will keep taking shots when I get the chance.

After all, if I take enough shots, one of them is bound to be good!

Don't let your success be derailed by forces beyond your control!

Old Railroad TrackRunning a business in itself is hard enough. Even in the best of times there is a precarious balance between success and failure.

If you add to the mix the necessity of having to deal with unprecedented external economic forces, the quest becomes one more of survival than success. Many are just trying to hang on for dear life and weather the storm.

The problem is; this isn't a passing cyclone, it's a major climate shift. Many of the changes in the marketplace are permanent and will never revert to the former status quo.

So it is important to accept the fact that we cannot change things that are out of our control. Instead, we must focus on our own relative system and make adjustments within on own sphere of influence.

Our actions must be both preemptive when we can and reactive when we must!

It's time to take the controls in hand and get back on track.

Tips for the Southern Gardener...Chives are easy to grow, and look and taste great!

Chives in the Southern GardenOne of the staples of the Southern herb garden is chives. Chives (Allium schoenoprasum) are one of those wonderful garden plant selections that have nearly every attribute desired by chef and horticulturalist alike!

First of all, they are easy to grow. These smallest relatives of the onion are planted in small clumps, grow quickly, and are easily divided every year. They are hardy and require little attention from the gardener.

They produce beautiful purple spiked flowers every spring, which makes them perfect border plants in the perennial garden.

All parts of the chives, including the blooms, are edible and are used in soups, stews and salads to add an onion flavor. The leaves can often be cut and used year-round.

So if you are looking for a plant that is easy to grow, requires little maintenance, has beautiful blooms, and adds zest to your recipes; consider chives for your herb and flower gardens.

It's not just Easter, it's a new beginning! Easter Sunday in Newnan Georgia.

Easter Basket with StyleIt's Easter Sunday 2009 and it's a beautiful morning in Newnan Georgia. I have always considered Easter to be a very special day, not only for the spiritual significance, but also as a day of reflection and renewal.

Springs brings about a change in our lifestyle. We emerge from hibernation in our cozy domiciles and venture outdoors, timidly at first, and then with a keen awareness that a new growing season has begun and there is plenty of work to do!

It's time to tend our awakening gardens, and then commence the annual struggle to get the lawn back in shape.

I am about to begin to prepare our holiday meal. I have departed from the traditional ham this year in favor of some barbequed baby back ribs with all of the trimmings. It will give me an opportunity to cook outside, and to simultaneously enjoy creation in all of it's glory!

I hope that you all have a splendid day! I know that I will!

Preservationists in the area have designated six historic districts in the city, and have placed them all on the National Register.

The six historic districts are Downtown, Greenville-Lagrange, College-Temple, Cole Town, Platinum Point and the Newnan Cotton Mill and Mill district.

Hwy 16!

Tickets are $12 if purchased in advance, or $15 on the day of the tour. Tickets can be purchased at Coweta County Convention & Visitors Center, 100 Walt Sanders Memorial Drive or at Scott's Book Store, 28 S Court Sq, Newnan.

Or you can call the Historical Society at 770-251-0207 to purchase tickets or get more information.

In addition to the tour there will also be an Antique Show and Appraisal Fair located in The Train Depot History Center. You can get a casual verbal appraisal on an item for only $2.00!

It's April 8 and 26 degrees in Newnan Georgia. We even had snow flurries yesterday in the Sunny South!

Spring Blooms in Newnan Georgia threatened by unseasonal cold temperatures.If there is one piece of advice that I give local horticulture enthusiasts, it is to never plant tender annual flowers or vegetables before "income tax day," April 15.

That's because there is always a minimal chance of frost in early April. When the weather turns warm in March, the desire to get out there and get the garden going is almost overwhelming, and every third year or so, a late frost can wreak havoc on the amateur gardener.

But a hard freeze this late in the year is almost unheard of. It is very destructive to our blooming azaleas and other spring blooming plants. Many tender shoots and budding leaves cannot survive temperatures this far below freezing.

Spring Blooming DaisyAnd it is catastrophic for those that earn their livelihood from agricultural produce that has already set its blossoms. Georgia is the peach state, but a hard freeze this late can potentially wipe out the entire crop.

But the simple fact is, there's nothing that we can do about it! There are no irate phone calls to make, no certified letters to send, no officials to vote out of office.

Gardening isn't about controlling the elements, it's about responding to them.

And that's what makes it interesting!

The social network watering down factor ... are we spreading ourselves too thin?

Watered down Internet content is good for business.There are only so many minutes in a day. And some of our precious time needs to be dedicated to online activities.

But with so many social networking opportunities available, it is easy to get overwhelmed with the enormity of it all. And to make matters worse, there are new sites starting up every day, each one trying to be the next FaceBook or MySpace.

But do you really need to be present in as many places as possible? Or is it better to concentrate on one social network and gain as much visibility as possible on that site?

My late father gave me some Internet advice in the mid-1990's that changed my online life. He suggested that my problem was that I was trying to cover too much territory with my website, and that if I wanted to increase the number of visitors, that I should focus on one subject and do it well!

So given the choice between being EVERWHERE online in some minor form or being SOMEWHERE in a complete and robust form, I'll choose the later.

After all, who wants to be watered down?
